market value and general condition of the property in question (not an
official tax assessment or formal valuation)
- tour of the premises
- investigation of ownership history and documentation in the cadastral registry
- negotiation with the selling party
- preparation and presentation of the offer
- analysis of the sales contract
- assistance in outing the required bank guarantee in place
- if required, application for usage permits (domicile/business, etc.) pursuant to zoning regulations
- if appropriate, selection of a suitable building engineer to investigate the technical condition of the property
- selection of a valuation agent to carry out the official survey “taxatie rapport” that is used in calculating mortgage terms
- management of and assistance for the entire real
estate transaction process, from the first site visit to the final
handover process at the notary

Standard practice for mainstream real estate agents
is to base their fee on a percentage of the sales price of the
property. This is a counterincentive for the agent to get the best
possible price for you. As a consequence, the agent is not motivated at
all to enter into tough negotiations since he gets paid less for
success! Sky Unlimited uses a different approach. We charge a small
standard fee to cover basic expenses. Beyond this standard fee you will
be charged as a reverse function of price. This means that we are paid
as a function of how good a job we do for you, not the other way around.
